Rancho Del Mar, York Beach Maine
Living the Dream Vacation Rentals agrees to rent the property entitled Rancho Del Mar, 20 Angel Ave, York, ME 03909 for the rental period specified in the Booking Request as submitted by the primary Guest, to the primary Guest and their Rental Party.
The Guest agrees to the terms and conditions of this contract by completing payment for the Booking Quote. The Booking Quote, or reservation amount, is the full total for the reservation dates including the nightly rental rate, taxes, fees, cleaning & property damage protection insurance for the total number of overnight Guests in their Rental Party, as specified in the Booking Request.
A separate, fully refundable Security Deposit will also be paid prior to the Guests arrival date.
Property & Supplies The Property is fully furnished and equipped for housekeeping during your stay. All necessary bedding, sheets, bath towels, dish towels are included. For your convenience, beach towels, an umbrella and a starter supply of household paper products is available. For those who dine in, the kitchen is fully stocked with basic seasonings, utensils, pots & pans.
Amenities All necessary amenities listed or seen in photo’s are included in the Rental Property, however occasionally some decorative items may change or furniture rearranged.
Cleaning Professional cleaning with enhanced Covid protocol will be conducted before and after your reservation and is included in the price of your quote. Guest will be responsible for their own house keeping, and will keep the Property in good condition during their stay.
Guest / Rental Party All Guests at the house are bound by the terms of this rental agreement. Only persons specified in Booking Quote may stay overnight on the property. Each additional overnight Guest is $95 per night & Owner/Agent must be notified in advance.
Parking Parking in driveway is limited to the number of spaces granted in your Booking Quote, and cannot exceed a maximum of 4 spaces, unless otherwise arranged. Guest acknowledges the driveway is shared, and must park only in their designated parking area, not on the lawn or street. Any cars parked otherwise may be subject to towing and/or fines.
Visitors A Visitor is an invited person/occupant of the Guest/Rental Party who is not staying overnight. The total number of persons permitted on the property at any given time is ten, unless otherwise arranged. Guest must supervise their Visitors on the property at all times.
Check In / Out The Property will be ready for Guest occupancy beginning at 4:00 PM on the day of Arrival. The guest must vacate the Property by 10:00 AM on day of Departure. If anyone remains on the Property beyond the agreed check out time Guest will forfeit paid deposit unless otherwise arranged, and will be charged for any losses incurred as a result. No early check in available.
Check Out Duties House will be left tidy, beds stripped and soiled linens/towels placed on the floor so cleaners know what to wash. All dishes/pots pans will be left clean. No food left in fridge and trash/recycling will be placed in designated outside receptacles.
Keys & Access Owner will provide Guest with two keys. An access code for check in will be given upon payment of Security Deposit prior to arrival. Guest may not make duplicate keys. A fee of $100 will be charged for failure to return a key. Any attempt to access a private locked area on the premises is just cause for immediate termination of this Agreement, forfeiture of all rent paid, and Guest will be liable for any loss or damage.
Maintenance / Defects Owner attempts to keep the property well maintained. The Owner or their Agent may enter into and upon the premises at any reasonable time of day for necessary maintenance purposes. Guest agrees to report any inoperative equipment, defects, other unsafe maintenance condition immediately. Owner will make every reasonable effort to have repairs done quickly and efficiently. Guest acknowledges that on the Arrival Date, the Property is in excellent condition, except for any defect Guest might report to the Owner during their stay.
Security Deposit / Insurance A deposit of $500, or equal to $100 per person in Rental Party, is due in a seperate transaction prior to check in. Upon payment of deposit guest will be granted instructions to access the property within 24 hours of receipt of payment. The Security Deposit will be returned to the Guest in full within 10 days from check out, assuming there were no incidents or damages. Property Damage Insurance will be used only in the event of damage to the building structure or site and when the Security Deposit is not enough to cover such loss.
Furnishings All contents supplied at the property belong to the property Owner. Items supplied at the Property must not be removed unless it’s obvious use is intended for borrowing during their stay- such as umbrellas, beach chairs, beach towels. Loss of any items belonging on the Property or damage in excess of normal wear and tear should be reported by the Guest. The entire Property and it’s contents will be inspected by after Guest’s departure. If an item is damaged or missing, the Guest will be charged for the item plus a replacement fee ranging from $25-$100. Guest is not permitted to alter the wiring of any television, video security, etc or will forfeit their entire deposit.
Cancellation The cancellation policy is as follows; Guests who cancel at least 60 days before check in will be refunded 100% of the rental quote they paid, minus a $150 fee*. If they cancel between 30 and 60 days before check in date, they will receive 50% refund of the rental quote, minus a $350 fee**. Otherwise, they won't get any refund, but will get a partial credit towards a future reservation TBD.
Natural disaster/ COVID If there is a severe weather mandatory evacuation order or an imposed “stay at home order” issued by state or local authorities that prevents the Guest from traveling the Guest shall be entitled to a prorated refund for each night Guest is unable to occupy the Property for term of rental arrangement. Owner will not be liable or deemed in default under this Agreement for any failure to perform or delay in performing any of its obligations due to or arising out of any act not within its control, including, without limitation, uncontrollable forces of nature or disease.***
Liability/Indemnification Owner is not responsible for any accidents, injuries or illness that may occur to any member of the Guest party or their visitors. Owner is not responsible for loss of personal belongings or valuables belonging to Guest party or Visitors. Guest agrees to assume the risk of any harm arising from use of the Property. Guest acknowledges that their use of the Property and their Visitors is entirely at their own risk. Guest will indemnify and hold harmless Owner from any and all expenses, costs, damages, suits, actions, or liabilities arising from or related to any and all loss of or damage to personal property, injury or death resulting from the use or occupancy of the Property or failure of any member of the Guest party or their Visitors and will observe the Rules and Restrictions set forth in the following Paragraph 16.
Rental Rules & Restrictions Guest agrees to abide by these House Rules or face deduction/forfeiture of paid Security Deposit and possibly will be reported to Law Enforcement.
No speeding, 10 MPH will be observed at ALL TIMES on Angel Ave.
Outdoor quiet hours are from 10:00 PM to 8:00 AM per town ordinance
Posted garbage rules must be observed- bagged trash only, recyclables are loose
Trash pick up is Tuesday morning, recepticles must be by the mailbox for pick upSandy beach clothing and shoes are to be removed outside and shaken out
No sand or objects in clothes laundry machines
No smoking on premises
No animals allowed inside house
No extra overnight guests unless arrangements are made
If any Guest or their Visitors violates these rules, at the discretion of the owner, deductions will be made to the deposit, Guest may be required to vacate the property, any payments made will be forfeited and legal action will be pursued if necessary.
17. Violation of Agreement If the Guest or any member of their Rental Party violates any terms of this Agreement, including but not limited to maximum occupancy, visitors and the Rental Rules and Restrictions, Owner may evict Guest and the Rental Party from the Property and Guest will forfeit all monies paid.

20. Governing Law This Agreement and all transactions within are governed by and constructed and enforced in accordance with the laws of the State of Maine.
